Southlake Cahaba Conservation Area

Acquisition of 16.58 acres of Open Area

  1. The DEVELOPER of Southlake, Southlake Properties has offered to convey to the Southlake Residential Association for $10 a 16.58 tract of property along the Cahaba River on the west side of Southlake Parkway.

  2. The property is bordered by the Cahaba River on the west and extends from the Indian Valley Lake spillway on the north end to the I-65 right-of-way on the south end.

  3. Southlake Properties previously granted the North American Land Trust a conservation easement governing the property in order to permanently protect the sloped woodlands, at least 100 plant species and dozens of animal species. The Cahaba River is a high priority conservation area for the State of Alabama.

  4. The conservation easement reserves the right for the owner of the property to develop trails, picnic shelters and other recreation areas consistent with the terms of the easement.

  5. If Southlake Residential Association becomes the owner of the property it will become additional Open or Common Space for Southlake available for the exclusive use of Southlake property owners.

  6. Southlake Properties has also agreed to make a $12,000 donation to Southlake Residential Association to help fund future improvements of the property.

  7. The Board of Directors of the Southlake Residential Association unanimously adopted a resolution on October 19, 2019 to accept Southlake Properties’ offer to convey the property to Southlake Residential Association and recommend that the members approve the transfer.

  8.  Article XIV, Section 14.1 (b) of the Southlake Protective Covenants requires that if the DEVELOPER desires to convey additional open space to Southlake Residential Association, such conveyance must be approved by 51% of the votes of the Members of the Association.
